1. Representation: Many buyers assume that the agent at the new home community is there to help them. But, in reality, the new home agent represents (and works for) the builder and does not have your best interest at heart.
2. Negotiation: Oftentimes, agents are able to negotiate incentives beyond what the builder is offering. In this case, I negotiated $10k off the lot premium and an additional $6,500 credit (neither of which the buyer would have received on their own).
3. Inspections: The builder’s inspections are typically not as comprehensive as a typical resale inspection. Having your own agent to manage the inspection process and repairs could be invaluable!
4. Contract: Builder contracts are typically 30-40 pages long and are written to benefit the seller (the builder). If you aren’t familiar with contractual terms or obligations, having your agent review the contract and explain the terms to you ensures a smooth transaction.
